Before founding Legacy Premier Agency, I owned and led the #1 real estate team in North Florida and the #5 team in the entire state.

Your closing cost amount will vary based on two main factors, which are your loan type and your loan amount, although there are additional factors as well. Things such as the age of the home (which will affect the insurance cost), what inspections you have completed, and which day of the month you close on (which will affect your prepaid interest and property taxes owed at closing) can also impact your closing costs.
Between 3-5% is a general rule of thumb. However, that can be a significant difference, so talking with an experienced agent who can guide you and provide you with details on a more accurate figure is important!

What inspections need to be completed and which ones you want completed may or may not always be the same.
Depending on your loan type and your lender's requirements, certain inspections will be required. For example, if you're using a VA loan, a clean WDO inspection (termite inspection) is required. A WDO inspection is lender-specific when using an FHA loan (meaning some lenders will require it while others will not), and isn't required when using a conventional loan.
The same thing applies to other inspections, such as a septic inspection, a well inspection, and a water test. There could also be additional inspections required depending on other factors.
Inspections that aren't a requirement, we refer to as "Peace of Mind" inspections. An example would be a general home inspection. While this isn't required, it's a good idea. Think of it as a report card. While there isn't necessarily a pass or fail, it will help give you an overview of the condition.
